Context Analysis
Much of the site is occupied by light industry with businesses operating such as maintenance garages and warehousing. There are also a handful of retail establishments including two motor showrooms. Club Motion and the Marble Factory stand out as successful entertainment venues on site.

The site sits within a predominantly industrial area, separating the mixed-use city centre from the predominantly residential area of Barton Hill to the east. The city centre incorporates a variety of commercial uses within relatively small plots with most uses overlapping with others. Retail areas are generally concentrated. As such, retail is relatively sparse near to the site, barring a few units serving the larger commercial buildings along the Floating Harbour.
