Site History & Heritage Analysis

Although the site does not fall within Bristol’s 33 conservation areas, a rich history has built over time which can ultimately inform potential development. There is then however scope to shape the site to fulfil the ambitions of Bristol’s Urban Health needs without conflicting against Bristol’s overarching conservation aims within the planning process.

Listed buildings provide historical or special architectural interest of national importance and, therefore, are legally protected within the planning system, considerations should be undertaken within pre-planning through the Conservation Advisory Panel (CAP) before making a full Planning Application. The site within St. Phillips currently has seven listed buildings/structures which are legally protected within the planning system.

Bristol’s Local List forms an assembly of heritage assets which although not protected by law, provide partial conservation and public acknowledgement which can influence potential development. There are no Locally Listed assets within the sites confines but informed considerations and conclusions should be made (historic importance, community value, architectural/ artistic/ archaeological interest) before applying for planning permission and potentially impacting locally listed assets and the importance they may hold for local communities.
